New Home Walkthrough (Final Walkthrough)
The last step before closing on an existing home. Verify repairs and ensure the property is in the agreed condition.

Bring the purchase contract, inspection/repair agreements, photos and a notebook. A final walkthrough checks agreed condition; it is not a replacement for an independent inspection or legal advice.
Work through the checklist
- Repairs: Compare each agreed repair with the written requirement. Collect receipts, warranties and any required inspections; photograph unresolved items.
- Included property: Check fixtures, appliances and other items against the contract’s inclusions/exclusions, not a blanket “attached means stays” rule.
- HVAC: Have the system operated only within its temperature and seasonal limits. Record inaccessible or untested functions.
- Plumbing: Run accessible faucets and flush toilets while checking beneath fixtures for leaks. Avoid overflow or unattended filling.
- New damage: Compare rooms and visible exterior areas with the last visit. Record moving damage, dampness or changed conditions.
- Garage opener: Test normal operation safely and collect remotes. Follow the manual for safety tests; keep people out of the door path.
- Handover: Collect keys, access codes, manuals, service records and warranty details.
- Storage areas: Inspect safely accessible closets, basement and attic entrance for leftover property or trash. Do not crawl into unsafe spaces.
- Cleanliness: Compare the actual condition with the agreed contract standard.
- Appliances: Verify included appliances operate as directed and record utilities or functions that could not be tested.

Check the result and follow up
Review the written findings with your agent or attorney before closing. They can explain available remedies under the actual agreement; a credit or postponement is not automatic. Confirm how unresolved repairs are documented and rechecked. Keep a copy of the walkthrough record and supporting photos.
