New Build Blue Tape Walkthrough
The final inspection before you close. How to spot cosmetic and functional defects in your new construction home.
By Dan Gold · Sources reviewed

Treat the builder walkthrough as both an orientation and a written defect review. Agree how issues are recorded, who will repair them and when you can reinspect. Tape marks alone are not a durable punch list.
Work through the checklist
- Walls and trim: Check finish in normal lighting and photograph concerns under the builder’s written standards. Use tape only on surfaces the builder approves.
- Electrical: Operate normal switches and use approved plug-in checks where safe. A basic outlet tester does not certify all wiring; refer failures to an electrician.
- Windows: Open, close and lock accessible windows; check screens, damaged glass and visible seals.
- Plumbing: Run fixtures, check hot/cold operation carefully and inspect accessible joints for leaks.
- Floors: Note damage, uneven transitions, loose tiles and other visible defects without destructive testing.
- Cabinets: Test doors/drawers and hardware for fit and secure attachment.
- HVAC: Have the builder demonstrate normal operation and controls within equipment limits. Document functions not safely testable that day.
- Exterior: Observe grading, siding, flashing and roof from the ground; ask a qualified inspector about suspected defects.
- Appliances: Verify models, installation documents and operation; collect warranties and registration instructions.
- Attic: Ask the inspector/builder to document insulation, ventilation and access safety; do not walk on unsupported ceiling surfaces.
- Closeout: Collect permit/inspection sign-offs and the builder’s defect, warranty and service procedures.

Check the result and follow up
Transfer each mark into a dated, photographed issue list with location and agreed response. Have completion confirmed in writing and reinspect functional repairs. Builder urgency and your legal options depend on the contract and local rules; seek appropriate advice for disputes.
